How Parakh works
Every plot on Parakh is listed by its owner or a partner broker and looked at by our team. Each plot shows what we've checked, and we check the owner and the papers before any token.
Buying a plot
- Browse plots with their prices, photos and checks. You get the exact location once your site visit is booked.
- Tap I'm interested and log in with a code on WhatsApp. We never share your number with the seller or brokers.
- Free site visit with our team. There you sign a visit slip, with the main points of our terms.
- We check the owner's papers before your token.
- We help you through registry and mutation. Our fee is 1% of the final price, paid only if you buy.
What we check
Before a plot goes live
- Our team checks the listing and approves it
Before your token
- Owner's name matches the land record (Jamabandi)
- Land record is in the seller's name (mutation done)
- Converted for residential use (90A)
- The approval the seller stated is real, for example a JDA scheme or a patta
- No court case found on e-Courts
- Boundaries match the map at our site visit
A plot that has passed all six shows Parakh Verified.
This is a check, not a title guarantee. Before you pay a token or buy, have the papers checked by your own lawyer.
Selling a plot
- Tap Sell and tell us about your plot and your price. Buyers see your price, or a higher one we set.
- Our team checks your listing and its photos, then approves it.
- Your plot goes live. Buyers ask through Parakh, and we tell you each offer. You decide whether to sell.
- Before a buyer pays a token, we check you against the land records.
- No listing fee. Nothing to pay if it doesn't sell. Our fees ›
Brokers can list an owner's plot too: choose I'm a broker for the owner. The owner still confirms the price and signs.
