Terms
Buyer terms
Version 7 · in force from 7 Nov 2026
In short
• Our fee is 1% of the final price (plus GST once we're registered), only if you buy a plot we showed you or told you about.
• It also applies if your family buys it within 12 months.
• The seller pays us too. We don't act only for you.
• We never share your number with the seller or brokers.
• Our checks are not a title guarantee.
The full terms below apply.
1. Who we are
1.1 "Parakh", "we" and "us" mean Parakh, a sole proprietorship of Vikas Jyani (Udyam registration UDYAM-RJ-22-0227080), 40, Shiv Vihar Sector A, Saran Nagar, Banar Road, Jodhpur, Rajasthan 342001. "You" means the person who accepts these terms.
1.2 Parakh is a property broker. We are not the seller, and we don't own the plot.
2. How you accept
2.1 These terms are a contract between you and Parakh. They cover the plot you tapped "I'm interested" on, any plot we tell you about after you ask us about a planning, and any other plot we show you on a site visit. "A planning" means a named colony, scheme or township. When a listing holds several plots and you say you're interested in one kind of them, these terms cover every plot in that listing; we tell you the exact plot at the site visit.
2.2 You accept them by logging in with the code we send to your WhatsApp, ticking "I agree to the buyer terms" and tapping "Continue on WhatsApp". You accept them the same way when you ask about a planning, from "Ask what's for sale" on its page. We keep a record of your WhatsApp number, the plot or the planning, the version of these terms, the time, your IP address and your browser.
2.3 At the site visit we will ask you to sign a visit slip. It repeats the main points of these terms.
3. What we do
3.1 Before a plot goes live, our team checks its listing and approves it.
3.2 We show you the plot on a free site visit with our team.
3.3 Before you pay a token, we run the checks in section 7: the plot's approval and boundaries, and the owner against the land records. Don't pay a token until we tell you these checks have passed.
3.4 We help you through the registry and mutation.
3.5 We never take the token or the price of the plot. You pay those to the seller directly.
4. Who pays us
4.1 Both sides pay us: you, and the seller.
4.2 The seller tells us the price they want. We set the price you see. If the plot sells for more than the seller's price, the difference is our fee from the seller. The seller's fee is never less than 1% of the final price.
4.3 So we don't act only for you. The final price is agreed between you and the seller. You decide whether it is right for you, and you can offer less.
5. Our fee
5.1 Our fee is 1% of the final price of the plot.
5.2 You pay it only if you, or a member of your family, buy the plot within 12 months (section 6). If you don't buy, you pay nothing.
5.3 This is our agreed fee for telling you about the plot and showing it to you. It is not a penalty, and you remain free to buy the plot however you choose.
5.4 "Final price" means the full price agreed for the plot. The sale deed must show the full price. We never take part in showing a lower price in a deed.
5.5 You pay our fee on the day the sale deed is registered (or, if the plot is transferred another way, on the day of that transfer), by bank transfer or UPI to Parakh's account, against our invoice. If Parakh is registered for GST, GST at the rate in force (now 18%) is added to the fee. If the law requires you to deduct tax (TDS) from our fee, give us the TDS certificate.
6. The 12 months
6.1 The 12 months start on the day we first show you the plot, tell you exactly where it is, or tell you it's in a planning you asked about, whichever comes first. A planning's name alone doesn't start them.
6.2 Our record of your acceptance (section 2.2), our record of the plots we told you about, and your signed visit slip show which plot we told you about or showed you, and when.
6.3 The fee applies however the plot is bought within the 12 months: through us, directly from the seller, or through anyone else.
6.4 "Your family" means your spouse, your parents, and your sons and daughters.
6.5 It also counts as your purchase if someone buys the plot for you, or if a company, firm, trust or HUF that you or your family control buys it.
6.6 "Buy" means a sale deed for the plot is registered, or the plot is transferred in any other way, for example by an agreement to sell with possession, or by a power of attorney.
6.7 If you already knew about this plot before we showed it to you or told you about it, for example from the seller or another broker, tell us before the site visit. If you can show this, you won't owe our fee for this plot.
6.8 If a member of your family buys the plot without any help from us or from you, and you can show this, you won't owe our fee.
6.9 Tell us if you or your family buy the plot within the 12 months.
7. Our checks are not a title guarantee
7.1 We run 6 checks on each plot, all of them before you pay a token:
• the owner's name matches the land record (Jamabandi);
• the land record is in the seller's name (mutation done);
• the land is converted for residential use (90A);
• the approval the seller stated is real, for example a JDA scheme or a patta;
• no court case found on e-Courts;
• the boundaries match the map at our site visit.
7.2 The checks use public records and our site visit, as they stood on the dates shown on the plot page. A plot whose 6 checks have all passed shows "Parakh Verified". That means only that these checks passed, on those dates. A plot on agricultural land that isn't converted can't pass the 90A check, so it never shows "Parakh Verified". Its page says it is on agricultural land, and we run its other 5 checks before you pay a token.
7.3 They are not a title guarantee. Records can be wrong or out of date, and some problems don't appear in them at all, such as an unregistered sale, a loan on the plot, a family claim, or a case in a revenue court.
7.4 Before you pay a token or buy, have the papers checked by your own lawyer. Search for loans and other claims on the plot at the sub-registrar's office (or on e-Panjiyan), and on CERSAI, the central register of loans secured on property. If the plot is on agricultural land that isn't converted, you may not build a house on it, or use it for anything but farming, until it is converted under section 90A of the Rajasthan Land Revenue Act 1956. Converting it needs permission and fees, and permission may be refused. Land divided into plots without an approved layout can face action by the JDA, including demolition. Before you pay a token, ask your lawyer what converting this plot would need and cost, and whether its layout is approved.
8. Our responsibility
8.1 We do our checks and our help with reasonable care and skill.
8.2 We are not responsible for the seller's title, or for what the seller or anyone else says or does.
8.3 If we are careless and that causes you a loss, we are liable only up to the fee you paid us for that plot. This limit doesn't apply to fraud, or where the law doesn't allow a limit.
8.4 Nothing in these terms takes away your rights under consumer protection law.
9. Your number and your data
9.1 We never share your phone number with the seller or with brokers. Until the registry, we pass messages between you and the seller. At the token, the seller learns only your name, for the receipt.
9.2 Parakh may call you or message you on WhatsApp about this plot, a planning you asked about, and your visit.
9.3 For the 12 months, we may check the land records to see whether the plot has been sold.
9.4 Our Privacy Policy explains how we use your data: parakhproperty.com/privacy.
10. If you change your mind
10.1 You can stop at any time. Just tell us. You owe nothing unless you or your family buy the plot within the 12 months.
11. Changes to these terms
11.1 We may publish new versions of these terms. A new version applies only to plots you tap "I'm interested" on, and plannings you ask about, after it goes live. For this plot or planning, the version you accepted stays.
12. Complaints and disputes
12.1 If you have a complaint, contact our grievance officer (section 13). We will acknowledge it within 48 hours and try to resolve it within one month.
12.2 Indian law applies to these terms.
12.3 Only the courts at Jodhpur, Rajasthan, can hear disputes about these terms. This doesn't limit your right to go to a consumer commission, including where you live.
12.4 These terms are in English and Hindi, and both mean the same.

Seller terms
Version 7 · in force from 7 Nov 2026
In short
• Anything a buyer pays above your price is our fee.
• Our fee is never less than 1% of the final price (plus GST once we're registered).
• It applies to any buyer we introduce, for 12 months.
• No listing fee. Nothing to pay if it doesn't sell.
"You" means the owner of the plot.
1.2 Parakh is a property broker.
2. How you accept
2.1 These terms are a contract between you and Parakh for the plot you send us. Plots you send us together, in one list, are one listing: one acceptance of these terms covers each plot in it, as if you had sent each one alone. Marking a plot sold in your account doesn't end our fee for a buyer we introduced to it (section 5).
2.2 You accept them online, by ticking "I agree to the seller terms" and tapping "Send for verification", or on paper, by signing them when you meet our team, at the latest before any token (section 7). If you accept online, we keep a record of your WhatsApp number, the plot or plots, the version of these terms, the time, your IP address and your browser.
2.3 If the plot has more than one owner, every owner must accept these terms.
3. What we do
3.1 Our team checks your listing and its photos, and checks the plot against the 6 checks in our buyer terms before any buyer pays a token.
3.2 We may list the plot once our team approves it, before every check is done; the plot's page shows which checks are done. The checks of you against the land records are done before a buyer pays a token; if they don't pass, we stop the deal, and may take the plot off Parakh (10.1). We may decline to list a plot.
3.3 We show the plot to buyers on our website, on WhatsApp and on site visits, and we help with the registry.
3.4 Buyers see the photos (ours, and those you send that our team approves), the size, the approximate area and the plot's price. If you send a list, buyers see each kind of plot in it (its size, facing, road and price) and how many are still for sale, never the plot numbers; we tell a buyer the exact plot at their site visit. If your plot is in a named colony, scheme or township (a "planning"), we may tell a buyer who has logged in and accepted our buyer terms that it's in that planning. That never goes on a public page. We tell a buyer the plot's number in the layout and its exact location only once their site visit is booked.
3.5 We never give buyers your phone number, or give you a buyer's. Until the registry, we pass messages between you and the buyer. At the token, we share only what the payment and its receipt need: your name and bank account, and the buyer's name.
3.6 Parakh may call you or message you on WhatsApp about your plot.
4. Your price
4.1 You tell us the price you want ("your price"). Only our team sees it.
4.2 Buyers see your price, unless we set a higher one.
4.3 We tell you each offer, and how much of it would be our fee. The final price is agreed between you and the buyer, and you decide whether to sell.
5. Our fee
5.1 If a buyer we introduced buys the plot, our fee is the amount by which the final price is above your price.
5.2 Our fee is never less than 1% of the final price.
5.3 For example, if your price is ₹25,00,000:
• and the final price is ₹26,00,000, our fee is ₹1,00,000;
• and the final price is ₹25,00,000, our fee is ₹25,000 (1%).
5.4 There is no listing fee. If no buyer we introduced buys the plot, you pay nothing.
5.5 "A buyer we introduced" means a person we showed the plot to, told where it is, or told is in a planning they asked us about. It includes anyone who buys for them. We keep a record of each buyer we introduce: who they are, and the date.
5.6 Our fee applies if a buyer we introduced buys the plot within 12 months of the day we introduced them. This holds even if the sale happens without us, or after you take the plot off Parakh. It is our agreed fee for finding the buyer, not a penalty, and you remain free to sell the plot however you choose.
5.7 Within those 12 months, before you sell to anyone, you can ask us whether we introduced that buyer. We will tell you within 2 working days, without giving you their phone number.
5.8 "Buy" and "final price" mean the same as in our buyer terms: a registered sale deed or any other transfer of the plot, and the full price agreed for it.
5.9 The sale deed must show the full final price. We never take part in showing a lower price in a deed.
5.10 You pay our fee on the day the sale deed is registered (or, if the plot is transferred another way, on the day of that transfer), by bank transfer to Parakh's account, against our invoice. If Parakh is registered for GST, GST at the rate in force (now 18%) is added to the fee. If the law requires you to deduct tax (TDS) from our fee, give us the TDS certificate.
5.11 Tell us when the plot is sold, and the final price. For a plot of a list, marking it sold in your account tells us it's sold; still tell us the final price.
6. You can still sell on your own
6.1 This listing is not exclusive. You can sell the plot yourself or through others. Our fee applies only to buyers we introduced.
6.2 You can take the plot off Parakh at any time by telling us. Section 5.6 still applies to buyers we introduced before then.
7. If a partner broker listed your plot
7.1 You confirm your price and sign these terms before any token. We may list the plot before that, once our team approves it.
7.2 Our fee is only the amount by which the final price is above your price. The 1% minimum in section 5.2 doesn't apply.
7.3 Your broker keeps their fee from you, the seller's 1%. We don't take any part of it.
8. Your promises
8.1 You own the plot, or every owner agrees to these terms, and you have the right to sell it.
8.2 What you tell us about the plot is true, as far as you know.
8.3 You tell us about any loan, court case, dispute or other claim on the plot that you know of.
8.4 You let our team visit the plot, photograph it and see the original papers.
8.5 You let us show the plot's photos and details to buyers, as section 3 describes.
8.6 If your plot is part of a project that must be registered with Rajasthan RERA (for example, a colony still being developed and sold), you tell us its registration number.
8.7 If your land is agricultural, you tell us truthfully whether it is converted under section 90A, whether its layout is approved, and whether section 42 of the Rajasthan Tenancy Act 1955 limits who may buy it.
8.8 If you send us the colony's layout, you confirm that you may share it with us. We make our own drawing from it, so that you and our team can mark which plots are for sale, on hold or sold. Only our team sees the layout's file, and only you and our team see our drawing. We never show either to buyers, put them on a public page or use them to advertise plots. Our drawing isn't the colony's approved layout. Parakh doesn't own the copyright in the layout: it belongs to the colonizer, or whoever drew it, and the credit is theirs. If they, or anyone with a right in it, objects, we take the layout and our drawing down.
9. Our checks
9.1 Our checks help us decide whether to list a plot. They are not a title guarantee, and they don't change your responsibility to the buyer for your title.
10. Ending and changes
10.1 We may take the plot off Parakh, for example if a check fails or the plot is sold. Section 5.6 still applies to buyers we introduced before then.
10.2 We may publish new versions of these terms. For this plot, the version you accepted stays.
11. Complaints and disputes
11.1 If you have a complaint, contact our grievance officer (section 12). We will acknowledge it within 48 hours and try to resolve it within one month.
11.2 Indian law applies to these terms.
11.3 Only the courts at Jodhpur, Rajasthan, can hear disputes about these terms. This doesn't limit your right to go to a consumer commission.
11.4 These terms are in English and Hindi, and both mean the same.
11.5 Our Privacy Policy explains how we use your data: parakhproperty.com/privacy.
12. Contact

Broker terms
Version 7 · in force from 7 Nov 2026
In short
• You keep the seller's 1%.
• Anything a buyer pays above the seller's price is Parakh's fee.
• The owner confirms the price and signs before any token.
"You" means the broker who accepts these terms.
2. How you accept
2.1 These terms are a contract between you and Parakh. They apply to each plot you send us. Plots you send us together, in one list, are one listing: one acceptance covers each plot in it. A list holds one owner's plots; another owner's plots are their own listing. Marking a plot sold in your account doesn't end our fee for a buyer we introduced to it.
2.2 You accept them by ticking "I agree to the broker terms" and tapping "Send for verification" when you send us a plot or a list of plots. We keep a record of your WhatsApp number, the plot or plots, the version of these terms, the time, your IP address and your browser.
2.3 Parakh may call you or message you on WhatsApp about the plots you send us.
3. Before a plot goes live
3.1 Send us a plot only if its owner has agreed that you can list it with Parakh.
3.2 The owner confirms the price and signs Parakh's seller terms before any token. We may list the plot before that, once our team approves it. When a buyer is ready to pay a token, you put us in touch with the owner, so that we can check them against the land records and they can sign.
3.3 What you tell us about the plot is true, as far as you know.
3.4 If the law requires you to be registered with Rajasthan RERA as a real estate agent for a plot, you must be registered, and give us your registration number.
3.5 Don't send us a plot in a project that must be registered with Rajasthan RERA but isn't. If the project is registered, give us its registration number.
3.6 If the plot is on agricultural land, tell us truthfully, as far as you know, whether it is converted under section 90A, whether its layout is approved, and whether section 42 of the Rajasthan Tenancy Act 1955 limits who may buy it.
3.7 If the plot is in a named colony, scheme or township (a "planning"), tell us which. We may tell a buyer who has logged in and accepted our buyer terms that it's in that planning. That never goes on a public page. We tell them the plot's number in the layout and its exact location only once their site visit is booked.
3.8 If you send us the colony's layout, you confirm that you may share it with us.
4. Fees
4.1 You keep the seller's 1%: your fee from the seller stays yours. We don't take any part of it, and we don't pay you a fee.
4.2 Anything a buyer pays above the seller's price is Parakh's fee. The owner pays it to us under our seller terms.
4.3 A buyer we introduce pays their fee (1% of the final price) to Parakh, not to you.
5. Buyers we introduce
5.1 We never give you a buyer's phone number.
5.2 If a buyer we introduced buys the plot within 12 months of the day we introduced them, Parakh's fees apply, even if the sale happens through you or anyone else. We introduce a buyer when we show them the plot, tell them where it is, or tell them it's in a planning they asked us about. "Buyer", "buy" and "final price" mean the same as in our buyer terms.
5.3 These are Parakh's agreed fees for introducing the buyer, not a penalty. Nothing in these terms stops you dealing in this plot or any other.
5.4 Tell us at once if you learn that a buyer we introduced is buying the plot.
6. Keep us informed
6.1 Tell us at once if the owner takes the plot off the market, sells it, or changes their price. For a plot of a list, marking it sold, or for sale again, in your account tells us.
7. Ending and changes
7.1 You or we can stop listing new plots under these terms at any time. Section 5 still applies to buyers we introduced before then.
7.2 We may publish new versions of these terms. For each plot, the version you accepted when you sent it stays.
8. Disputes
8.1 Indian law applies to these terms. Only the courts at Jodhpur, Rajasthan, can hear disputes about them.
8.2 These terms are in English and Hindi, and both mean the same.
8.3 Our Privacy Policy explains how we use your data: parakhproperty.com/privacy.
